Private Money Lending
Are you tired of low (or almost no), interest on your money
from the banks? Consider earning 6+ percent interest with relatively low risk by
providing "Private Money" for real estate transactions. Private Money is the
term used when a buyer borrows money from a private party, not a lending
institution, to purchase a home or land.
There are very good buyers in the market who want to secure their niche here in
San Carlos, but can't come up with the total cash purchase price for a home or
land. These are buyers with excellent credit scores and income history: but
perhaps their current home isn't selling, or they are unable to pull home equity
lines because of the lending crisis in the States. Whatever the reason, they are
looking for substantial or partial financing to meet their objectives.
As a Private Money Lender, a typical loan would have a payoff date within 3-5
years so your money would be in a short term investment and an attractive
interest rate of 6% or more depending on the circumstances. The Private Money
Lender is the beneficiary of the real estate if the worst case situation occurs
and the buyer defaults on the loan. Assuming that the real estate values have
already bottomed out and appreciation is on the horizon, and that the buyer made
a substantial cash down payment at the time of purchase, this risk could even be
a benefit for the Private Money Lender. Imagine taking possession of a property
that's market value is more than what was originally loaned out.
